Granite Bay Market Minute | August 13, 2026: More Activity, Not a Major Shift

More Granite Bay homes closed in July than in June, but the market is still running slower than it was a year ago.

Granite Bay recorded its lowest number of sales from January through June since at least 2010, so any improvement is worth noting. July delivered a small one: 28 homes closed in July compared with 24 in June, an increase of roughly 17%.

That enthusiasm gets tempered by the year over year picture. July 2025 saw 35 closings, which means this July finished about 20% below last summer even with the month over month gain.

Three indicators show buyers taking their time

  • Homes selling above original list price: 33% in June, down to about 18% in July.

  • Average offers per sale: two in June, down to about 1.5 in July.

  • Median days on market: about 20 in June, up to 26 in July.

All three point the same direction. Buyers are still active, they are simply slower to pull the trigger.

What this means for you

The takeaway: July brought a little more activity, but not a major market shift. Sales volume remains below last year and buyers are taking more time before they are ready to write an offer.

If you are selling, that makes pricing and presentation especially important. Homes priced correctly and shown well still move; the ones that miss on either point are the ones sitting.

If you are buying, there may be more room to negotiate on a home that does not sell quickly.
