Granite Bay's October home sales numbers are in, and the market is giving us a mixed picture: fewer sales, a faster pace for October's closings, and relatively steady year-to-date pricing. In this Market Minute, Leah Brown walks through the numbers.
October closed sales: less than half of last year
Just 20 homes closed in Granite Bay this October, compared with 41 in October 2025. That means less than half as many homes changed hands.
Days on market: slower for the year, faster in October
From January through October, the median cumulative days on market increased from 20 days last year to 29 days this year, showing a general slowing of the market pace.
October bucked that trend. Homes that closed this October spent a median of about 30 days on market, compared with:
56 days in September 2026
43 days in October 2025
Prices steady, but most homes sell below asking
The January through October median sale price is $1.25 million, up about 2% from $1.225 million over the same period last year. Yet about 67% of sales closed below their original asking price, compared with 58% last year.
What it means for buyers and sellers
For sellers, pricing realistically and responding to buyer feedback matters. For buyers, there is often room to negotiate, but October is a reminder that not every home is moving at the same pace.
