Granite Bay Market Minute | September 12, 2026: Values Steady, 65% Selling Below List Price

For her 50th Granite Bay Market Minute, Leah Brown looked at the biggest thing she is seeing in the market right now: more sellers are setting their list price as though homes are still appreciating, and buyers are correcting that at the negotiating table.

Values are holding steady

Now that closed sales are in through August, comparing January through August of each year gives a clean read on how 2026 is stacking up. The median sales price so far this year is $1.25 million, essentially unchanged from $1.26 million last year and right around the levels of the past several years:

  • 2022: $1.25 million

  • 2023: $1.20 million

  • 2024: $1.19 million

  • 2025: $1.26 million

  • 2026: $1.25 million

By that measure, Granite Bay home values are remarkably stable.

But more homes are closing below their original list price

At the same time, 65% of closed sales this year sold below their original list price. That is the highest level since 2017.

Steady values and more price corrections are not a contradiction. They are two sides of the same market: buyers are still paying Granite Bay prices, but they are not paying for optimism. When a home is priced ahead of what the data supports, it gets negotiated back down, and often after time on market that costs the seller leverage.

What this means

For sellers: price to where the market is, not to where you hope it is heading. The homes that hold their number are the ones that start at a defensible price with strong condition and presentation.

For buyers: there is real negotiating room, especially on homes that have been sitting.
