The Relationship Between Listings and Closings in Granite Bay
Two data points — new listings and closings — and the space between them tells much of the story of the Granite Bay market.
Walking Through 2025
Late Winter → Spring: New listings ramped up while closings lagged behind. The gap widened into late spring and early summer as homes entered the market faster than buyers absorbed them.
Mid-Year (July): Things briefly came close to balance, with listings and closings nearly aligned.
Fall: The gap widened again until October, when closings briefly exceeded new listings — one of the few months where that occurred.
Year-End → January: The gap reappeared as new listings once again outpaced sales.
What Happens When Supply Exceeds Absorption
When new listings consistently outpace closings, a few things tend to happen:
• Buyers have more choices
• Sellers face more competition from other listings
• Pricing accuracy and home preparation become more important
The Takeaway
For most of the past year, supply has exceeded buyer absorption in Granite Bay. That doesn't mean homes aren't selling — it means how a home is priced and presented matters more than ever.
