Prices Up, Sales Down in Granite Bay
Granite Bay prices are up this year, but fewer homes are actually selling. Leah Brown looked at the homes that closed in April and compared them to the last couple of years — and the trend is clear.

- April median price: jumped from ~$1.2M (2025) to ~$1.5M (2026)
- January–April median: same pattern — consistently higher year over year
- April sales volume: 30 closings (2024) → 24 (2025) → just 21 (2026)
- Year-to-date closings: running behind last year
WHAT IT MEANS
It's not that every home is suddenly worth 25% more. The homes that are selling are the ones that are really dialed in — well-priced, well-presented, and positioned for today's selective buyers.
