Granite Bay Market Minute — July 29, 2026: Fewer Homes Are Selling

Granite Bay home prices are still near historical highs — but fewer homes are actually changing hands. This week we look past the price tag and dig into sales volume.

During the first half of 2026, 124 homes sold in Granite Bay. Looking back at the data since 2010, that is the lowest first-half total on record. From 2010 through 2025, Granite Bay averaged 154 sales in the first half of each year — so 2026 came in about 30 sales below the long-run average.

The contrast with recent years is even sharper. In the first half of 2019, 177 homes sold — about 30% more than this year. And in 2021, at the height of the pandemic-era rush, 187 homes sold — about 34% more.

Mortgage rates help explain much of the change. The average 30-year fixed rate ran about 4.2% in the first half of 2019 and just 2.9% in 2021. So far in 2026, it has averaged about 6.3%. Higher rates work on both sides of the market: they reduce what many buyers can afford, and homeowners locked into lower existing rates are often less motivated to sell.

Put it all together and the picture is clear: today's Granite Bay market remains high value, with lower and slower turnover. As always, individual neighborhoods and price tiers can vary.
