Granite Bay home prices peaked in 2022 — and today they're right back near that peak. But that's where the similarities end. When you look past the price tag, today's market behaves far more like the pre-pandemic market of 2019.
Comparing homes sold January through June: in the first half of 2022, Granite Bay's median sales price was about $1.3 million, the typical home sold in just 8 days, and only 29% of homes closed below their original list price. In the first half of 2026, the median is nearly identical at $1.28 million — but the typical home now takes 23 days to sell, and 64% are closing below their original asking price.
That's more than double the median days on market and more than double the share of homes selling below list. It's a significant shift in buyer urgency and seller leverage.
For context, 2019 is often considered a typical pre-pandemic year. That year, the median home sold in 18 days and 60% sold below original list price — much closer to where we are today than to the frenzy of 2022.
The takeaway: Granite Bay has near-2022 prices with much more 2019-like selling conditions. Buyers are more patient and negotiating more often. As always, individual neighborhoods and price tiers can vary.
