Granite Bay home prices today are more than double where they were 15 years ago — and the data backs it up.
Looking at an apples-to-apples comparison of homes sold January through June of each year, Granite Bay's median sales price rose from about $535,000 in the first half of 2010 to roughly $1,265,000 in the first half of 2026 — an increase of about 136%. The average sales price climbed from around $603,000 to more than $1.4 million over the same period.
The data also shows the sharp run-up between 2020 and 2022 during the pandemic-era housing frenzy, followed by some adjustment — but not a return to pre-pandemic pricing. Granite Bay's 2026 median is essentially level with last year and remains close to its 2022 high.
Comparing Granite Bay with the combined sales of Loomis, El Dorado Hills, and Folsom — three areas buyers often consider when moving to the region — those markets followed a very similar overall pattern, though Granite Bay has consistently maintained a substantial price premium.
