As hard as it is to believe, we're already into the second half of 2026. Now that the first six months are on the books, it's a great time to step back and look at how the Granite Bay market has performed compared to the same stretch last year.

Prices are holding steady

Let's start with the headline number: median sales price. From January through June, the median sold price in Granite Bay was $1,265,000 this year, compared to $1,271,500 over the same period in 2025. In other words, prices are essentially flat — we're almost exactly where we were a year ago.
