As hard as it is to believe, we're already into the second half of 2026. Now that the first six months are on the books, it's a great time to step back and look at how the Granite Bay market has performed compared to the same stretch last year.
Prices are holding steady
Let's start with the headline number: median sales price. From January through June, the median sold price in Granite Bay was $1,265,000 this year, compared to $1,271,500 over the same period in 2025. In other words, prices are essentially flat — we're almost exactly where we were a year ago.
The market is moving a little slower
While prices held, several other metrics point to a slower pace of sales in 2026:
Closed sales: 125 this year vs. 130 last year — a small dip.
Homes closing below original list price: 63% this year, up sharply from 48% last year.
Average days on market: 62 days this year vs. 47 days last year.
Homes selling in 14 days or less: 42% this year vs. 48% last year.
No single number tells the whole story — in fact, 28% of Granite Bay homes still sold above their original list price this year. But taken together, the data makes it clear: homes are taking a bit longer to sell, and buyers are less willing to compromise on price than they were a year ago.

Pricing strategy matters more than ever right now. With more homes closing below their original list price and days on market creeping up, coming to market at the right number — backed by a smart marketing plan — is the difference between a quick, strong sale and a listing that lingers.

There may be more room to negotiate than there was last year. That said, the best homes can still move quickly and generate competition, so being prepared and decisive still pays off.
